All properties are non-smoking.

Check-in Location:  2516 Lake Tahoe Boulevard, South Lake Tahoe, CA 96150.  Our rental office is located in the cozy little house at the corner of Highway 50 (aka Lake Tahoe Boulevard) and Stockton.  click here for directions and a map to our office.

Check-in Time:  4 PM.  Lock box instructions will be provided with the final payment for after hours arrival.  Early check-ins are possible but cannot be confirmed until day of arrival.  HOLIDAY RESERVATIONS: Check-in time is also at 4 PM with the same lockbox instructions for after hours arrival.  Early check-ins are virtually impossible during the holidays.

Check-out Time:  NOON.  Check-out after 12 pm noon without prior front desk approval is subject to additional charges.  HOLIDAY RESERVATIONS: Check-out time is at 11:00 AM. This very busy season of arrivals and departures does not allow for any late check outs.

Occupancy:  Maximum occupancy in the unit is strictly enforced.  An Authorized Guest List is required and part of the contract that will be provided at booking.  Over occupancy is not permitted.  If occupancy is violated per your contract, you will be required to leave the premises and to pay any fines levied by the local government agencies.

Parking:  The maximum number of vehicles will be noted on the contract as well as within the property description.  Please review this information carefully expecially when booking some of our larger properties that do have some restrictions.  Parking for visiting guests is not permitted in the street during snow removal season (October - April). Most properties have parking for 2 to 3 vehicles.  Overflow parking is available at the parking garage located at Park Ave and Montreal adjacent to the Mariott Residence at Stateline.

Minimum Stay Requirements:  Two (2) night minimum stays are required, except over holiday periods when minimum stay requirements are longer.  HOLIDAY RESERVATIONS: Christmas reservations require a four (4) night minimum stay.  New Year's reservations require a five (5) night minimum stay.  For exact dates regarding holidays, please call us at 1.800.344.9364.

Payment Schedule:  Normally we require two deposits.  The first is due at time of booking and is half the rent and half the tax.  The second deposit is due 30 days before arrival and is the rest of the rent, tax, plus the housekeeping and damage waiver fee. Reservations made within 30 days of arrival must be paid for at time of booking. Some properties require security deposits which are due 30 days before arrival.  We accept payment by MasterCard, VISA, American Express, Discover, personal checks, money orders and cashier's check.  We do not accept cash.  HOLIDAY RESERVATIONS: Final payments and security deposits are due by November 15th.

Cancellation Policy:  Refunds are issued at 70% (seventy percent) for cancellations prior to 30 (thirty) days of arrival or before the second deposit has been made. No refunds are issued for cancellations placed within 30 (thirty) days of arrivals or before the second deposit is paid.  We have a very strict cancellation policy but we do offer cancellation insurance.

Cancellation Insurance:  We offer cancellation insurance through a third party, CSA Travel Protection.  The premium is 6.5% of the total costs and some restrictions apply.  Click here for information regarding cancellation insurance or contact them directly at 1.866.999.4018.

Pets:  We do have several pet friendly properties.  These will be noted within the property descriptions.  A $300 refundable pet deposit is required.  If you have allergies, please confirm that the property you have rented is not pet friendly.

Damage Waiver Insurance or Security Deposit:  Damage Waiver Insurance covers up to several hundred dollars of unintentional damage or breakage, which must be reported to our office prior to your departure. The cost of this coverage is $30.00 - $75.00 (depending on the property) and is included in the rental quote.  In lieu of the Damage Waiver Insurance, you may chose to pay the refundable Security Deposit of $300.00 - $750.00 (depending on the property). However, any damages will be charged against the Security Deposit.  Please note that owners of some properties require a security deposit.

Supplies:  We provide starter sets of paper towels, toilet paper, soaps, coffee, tea and hot chocolate.  Depending on your length of stay, the paper products may last you but you will probably have to purchase additional soaps and drinks to last. 

Firewood:  All properties have either a gas fireplace, a wood burning fireplace, or a wood burning stove. Again, we do not provide firewood although wood can be purchased locally at any of our grocery stores.

Housekeeping: A departure cleaning fee is included with your rental quote. This does NOT include daily maid service and linen changes.  When you arrive, the beds are made, the towels are set, and the house is cleaned. One set of towels for each occupant according to the maximum occupancy is provided.  Towels for the beach or hot tub are NOT provided, you may want to bring your own.  Most, but not all, properties have washer/dryers for your convenience.  Please check the description of the property you have rented to confirm this.

Internet:  Many of our properties, but not all, have internet service.  This is a free service for our guests. Due to the rural area, internet service can be inconsistent.  There will not be any refund of rent for outages or failure to connect.
